Can you hold a place before I apply?
Unfortunately, no. All properties are rented on a first-come, first-served basis once a completed application and required fees have been received. We recommend submitting your application as soon as possible to secure the rental you’re interested in. -
Do I need to pay first and last month’s rent with my security deposit?
Move-in costs vary by property. Typically, tenants are required to pay the first month’s rent and a security deposit prior to moving in. Some properties may also require last month’s rent depending on owner preference or screening results. -
How old do you have to be to apply?
Applicants must be at least 18 years of age (or the legal age required in Arkansas) to enter into a lease agreement. -
Is the deposit refundable?
Yes. Security deposits are refundable as long as all lease terms are met and there is no damage beyond normal wear and tear. Any deductions for unpaid rent, cleaning, or repairs will be itemized in accordance with state law. -
When is a cosigner required?
A cosigner may be required if an applicant does not meet our income, credit, or rental history criteria. Cosigners must meet financial qualifications and sign a guarantor agreement accepting responsibility for the lease. -
How do I apply for a property?
You can apply online through our website or in person. A completed application, application fee, and required documentation—such as proof of income and valid identification—must be submitted for consideration. -
How do I pay rent?
We make paying rent easy and convenient. Rent can be paid online through your Tenant Portal, by automatic bank transfer, or by check or money order depending on your property’s available options. -
I want to get a pet. What do I do?
Please review your lease agreement and contact management before getting a pet. Some properties allow pets with an additional pet deposit or monthly pet rent, while others may have restrictions or breed limitations. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants listed on the lease are responsible for the full lease term. If one tenant wishes to move out, the remaining tenant may need to requalify individually or have a replacement tenant approved by management before lease changes can be made. -
My lease expiration is coming and I want to move out. What should I do?
Please review your lease for the required notice period—typically 30 or 60 days—and submit your written notice to vacate by the specified deadline. This helps us schedule your move-out inspection and ensure a smooth transition. -
Who is responsible for maintenance and repairs?
Routine maintenance and repairs are handled by Realty One Group Pinnacle and our trusted vendors. However, tenants are responsible for any damage caused by negligence or misuse. All maintenance requests should be submitted promptly through the Tenant Portal for fast service.
